Surrounded by open countryside and on the outskirts of the village of St Privat des Pres, this attractive villa, has been furnished to an extremely high standard and offers spacious accommodation for up to 12 people. The villa provides atmosphere with a wealth of exposed beams and stonework together with modern facilities. Located on the borders of the Dordogne and Charente it provides the perfect base from which to explore and discover one of the most beautiful regions of France.

The property has mainly ground level accommodation, fully equipped open plan kitchen and living room with log burning fire, entrance hall, a separate sitting room with a double sofa bed, 3 double bedrooms, 2 bathrooms both with toilets, one of which is a shower wet room, which is ideal for disabled persons. On the first floor there are 3 single beds and a double sofa bed, a full size pool table, tv/dvd, and children’s games.

Outside there are plenty of mature trees offering lots of shade for al fresco dining around the large teak table and chairs. The terrace around the house overlooks the 12m x 6m salt water swimming pool. The pool is maintained and cleaned every Tuesday and Friday by the maintenance contractor, a net is available for removing the odd leaf etc, apart from this the pool is maintenance free for you to enjoy and relax in the totally peaceful surroundings. For the more energetic of you the pool is all one depth of 1.5m enabling pool games like volleyball etc to be enjoyed. In the garage you will find 7 good quality new mountain bikes, 3 road bikes and 2 children’s bikes (age 7-11), as well as a set of plastic football goals with nets should you fancy a bit off 5 a side!.

The roads in the surrounding area are virtually traffic free enabling you to explore the many villages and picturesque countryside at your leisure. There are also lots of tracks/off road routes to be explored, some are marked VTT, route maps can be obtained from the local tourist offices in St Aulaye, Aubeterre and Riberac.

The local small village of St Privat des Pres has a lot to offer, it has a good, well stocked shop and sells wonderful fresh bread and croissants, a butchers, a tabac, a bar, a large church dating back to 1180, a Mairie , two museums and a post office. There is also a beautifully situated tennis court for hire. The court is situated in an elevated position with stunning views of the village of St Privat Des Pres. Should you wish to make use of the court the keys are available from the village shop for 5 euros per hour.(rackets are not available for hire but there are four rackets in our garage with tennis balls)

Just a short drive away is the beautiful town of Brantome where you can relax and enjoy the beautiful scenery or explore the town known as the venice of the north!.
An hour away is the world famous village of St Emilion, all the chateaux’s surrounding St Emilion partake in ‘degustation’ the wines can be sampled and purchased , many chateaux also post to the uk if required. There also many other famous wine regions around St Emillion such as Pomerol, Pecharment, Beregerac etc.Further a field about one and a half hours from the property the wine regions surrounding Bordeaux are also world class and well worth a visit.

To the west of Bordeaux is the Atlantic coast with its lovely sandy beaches, world champion surfing completions are held at certain venues so be prepared for some surf should you visit!, There are of course calmer beaches which are more suited to younger members of your party.

As the property is fully centrally heated and has a large 13kw log burner in the living room it is ideal for a winter break, when the local scenery is stunning covered in frost with blue skies!, there is a large store of logs for your use.

walks can be enjoyed and rounded off with a cosy relax in front of the fire!
