The house is situated in the lovely, hilly countryside of the Dordogne, 100m from the river, between Perigueux and Riberac, just outside the popular historic village of Montagrier. It has a fenced off garden that gives enough privacy, beautiful views and offers ample parking.

The house is situated in the lovely, hilly countryside of the Dordogne, 100m from the river, between Perigueux and Riberac, just outside the popular historic village of Montagrier. It has a fenced off garden that gives enough privacy, beautiful views and offers ample parking.

The house has a comfortable living room, modern equipped kitchen with eating area, bathroom with bath, shower and washing machine and double bedroom with fireplace.

On the second floor are two single (children's)bedrooms.

Separate from the house is a granny flat with double bed and modern shower room and toilet.

The garage (not for parking) has a dryer.

Behind the house on the sunny side is a decked terrace with sitting and eating area.

In front of the house is a vegetable patch for general use (providing it is watered when necessary) and there is a lovely ginger tomcat that would like some food and water.
