These two restored holiday homes are surrounded by 2 hectares of grounds with a large fenced pool (12m x 6m ) with roman steps and large covered terrace), making this an ideal location for families with children. The properties are situated in the heart of the Cotes de Duras on the Dordogne, Gironde, Lot & Garonne borders. Bergerac is only 30km away and the famous wine making village of Monbazillac is only 20km away. It is set in a private position at the end of a quiet lane and commands lovely views over the surrounding countryside. The Farmhouse and Cottage are available together during the high season. Both properties are available for letting all year.

This beautifully restored farmhouse is extremely spacious. The traditional farmhouse kitchen with large stove, oven with five hobs, dishwasher, fridge/freezer and microwave and dining area.Whilst there is a separate kitchen in the cottage, the farmhouse is fully equipped so that everyone can dine together. The kitchen leads out conveniently onto a long tiled dining terrace with teak furniture, BBQ and superb views across the countryside. There is an additional table for the guests to use so that during cooler weather, all 18 guests can eat together inside the farmhouse.

The lounge leads off from the kitchen; this room is spacious and comfortable, with beamed ceilings, an enormous antique fireplace and marble floor. There are leather sofas, occasional furniture and a writing desk. There is also a television with UK satellite TV,DVD, video and stereo player. ADSL / broadband. Overlooking the lounge is a beautiful wooden galleried landing. To the rear of the living room there is a further corridor and a door leading out onto the terrace at the front of the farmhouse. Through here is a large double bedroom with a king sized bed ,wooden floor, shower-room / toilet and a laundry room with washing machine.

On the first floor, the large galleried mezzanine leads off to: · A further three bedrooms - 2 double and one with 2 sets of bunk-beds. Mezzanine bedroom with double bed and curtain surround for privacy. Bathroom with bath and shower cubicle. WC.

The cottage is open-plan. To one corner is the kitchen area with a gas hob and fridge with freezer compartment, microwave and small electric oven. The sitting area is spacious and comfortable with an old-fashioned stove and a super fireplace. The dining area provides comfortable seating for up to 6 people. There is a TV for the playing of DVD's. A modern shower-room / toilet leading from this room. There is an out-house with washing machine. On the first floor there are 2 bedrooms, one with a double bed and one with bunk beds and another double bed on the mezzanine landing which has a curtain surround. An extra single bed can be provided upon request. The cottage has its own dining terrace with BBQ and hardwood dining furniture, with large lime trees providing shade. This is a beautiful spot for enjoying an evening drink and relaxing with views of the countryside.
