French Country House with private (heated) pool sleeps 9-12 in village: Aubeterre-sur-Dronne, Charente. Pretty 18th Century country house full of original features with a private heated pool, close to the Dordogne border near Riberac.

la Sauzade: This is a beautiful, traditional house sitting in its own grounds with private 10x5 heated swimming pool. The house is within easy walking distance of Aubeterre which is one of the most charming villages in France and has all necessary shops and restaurants, as well as riding school, swimming (river beach), and other activities.

The house is extremely convenient for exploring the Dordogne region and the wine producing areas of Bordeaux.

The house itself has 7 bedrooms but incorporates a self-contained cottage consisting of further 2 bedrooms. The cottage has its own kitchen, bathroom and separate wc. (Note that the cottage will not be let except with the house so there will only ever be one group on the site.) There are 7 acres of garden. The swimming pool should be heated in time for summer.

Layout: There are 5 large bedrooms along the front of the house on the first floor, overlooking the gardens, with en suite bathrooms at the back of the house on this floor. The principal bedroom also has direct access to the south facing terrace which is on the first floor level. There is a further bedroom on the second floor, also overlooking the lawn and gardens.

There is then a further double bedroom on the ground floor to the rear of the house with its own bathroom and sitting room. This accommodation is obviously particularly suitable if stairs are a consideration.

As indicated there are 2 further bedrooms in the attached cottage to make 9 bedrooms in all.There are various large reception rooms, large fully equipped kitchen and a south facing terrace (with its own outdoor grill). The house has 2 separate BBQ facilities in the grounds and a further shaded area for eating outside. Behind the house is a pleasant courtyard with breakfast patio adjacent to the cottage.The layout of the house and grounds means that it is particularly suitable if you are holidaying in a large group but might want an element of flexibility or privacy within your group.

Cost: The house, including attached cottage, can accommodate 18 people very easily, with 2 people in each of the 9 bedrooms. However la Sauzade provides pleasant accommodation for a much smaller group and a discount will be considered for groups of 8 or fewer. Should you be interested in a winter let the property has central heating and also open fires or wood burning stoves in the principal rooms. There is no additional cost made for heating. Please note that the prices quoted are for 2008 and include the use of linen and electricity. It is extremely easy to reach the house from Bordeaux airport.
